That's very very old. (EXIF date is 2003, and that was just the last time it was resized in photoshop, I've seen bigger versions before which are probably a good deal older.

I'm not entirely convinced that image wasn't actually from my hall in the first year (if it isn't the exact one there was one almost identical, right down to the wording). Would have been about 3 years ago.

Edit: The letter about tidying up the property looks exactly the same as the one Warwick Accommodation give out too, so I may be right :P
